The house is a "casa colonica", i.e. a farmhouse in which the stables used to be on the groundfloor and the farmer and his family lived on the first floor. The house was completely renovated in 2003 and we had the stables converted to very comfortable living quarters. The original details were as much as possible maintained, we took care to chose the right combinations of colours and materials and did not economize on the materials nor the fittings. Our plot has a size of about 1 acre, is completely fenced-in and access is via a single closable gate. You can thus park safely at the house.

The house lies halfway a hill, in a valley leading to the Misa river, one of the many rivers in the Marches running from the Appennine mountains to the Adriatic Sea. It is surrounded by fields which are planted with either wheat, sunflowers, corn or beets; on the ridge above our house lies Filetto, the village which forms part of the town of Senigallia, on the coast. It is reached via a small road, de nearest neighbours are farmers having their house at about 300 yards.   The surrounding area is rural, which can mean that in some periods of the year the fields are cultivated, so you may encounter or hear a tractor or a combine harvester agricultural working one or the other field in the area. The Guest Studio Is an independent unit within our house, with its own entrance, with all necessary commodities.     At the front you can enjoy your breakfast in the morning sun, an extra table and chairs are there for that purpose. At the rear you have your own covered terrace (portico) with a large table and four chairs en a wonderful view at the garden and the surrounding hilly countryside.  We supply you further with two deckchairs and a big sunshade, and our swimmingpool (6 x 12 m) is at your disposal. The studio has a surface of about 45 m2 and consists of a large living/dining/sleeping room, kitchen and bathroom with shower.      The furnishing is a mixture of „country“ and „modern“ and chosen with great care. The kitchen is fully equipped, with a 4-point gas stove with hood, electric oven with grill and refrigerator.      Crockery and cutlery is there in good qualirty and in sufficient supply. You dispose of a CD and DVD player (no TV reception, however). Telephone and internet are not available, so take your cell phone with you (if you wish to be reached).         The two beds have spring matrasses 90x200 cm in size. The bathroom has a shower, WC and „bidet“ and a large washbasin. We would appreciate your not smoking within the house.     You can further make use of the washing machine, iron and ironing board in our utility room. The studio is centrally heated. Thanks to the thick outer walls it is nice and cool during the summer. If you need extra cooling, there is a ventilator available. In the summer we are always there, in our part of the house; in other periods of the year it is possible we are there.    English (holiday) books are available.   The completely fenced-in one-acre-garden has been carefully planned, oleanders and roses abound, that is why the house is called „Casa degli Oleandri“. The trees we planted a few years ago have grown very well, so one already gets a picture how it will be. The existing trees provide for wonderful shade, as the summers in the Marches can be rather hot.    You are our only guests and have the use of our swimmingpool (6 x 12 m) and its shady terrace under the trees, after 9.00 am.     Date: August 2012
